I understand that these statements puts us in a position of power, building our credibility, and cash buying power, however my concern lies with the fact that I can do not have the power to purchase a property for all cash, as I am on a budget; I also do not buy houses all around the area yet.

Sometimes they'll vet the contractors too (if it's a new build or heavy construction).After I purchase the property, they'll also make sure my contractors aren't lying to me about progress by doing draw inspections.

But don't be surprised when they:1) Don't believe you because all your supporting docs will show your real primary residence on them.or2) Do believe you, then find out you lied and slap you with mortgage fraud.It will not end well.
