First, prior to the tenant occupying the property, this house was majorly rehabbed with new carpeting in living room, new luxury tile in kitchen, new appliances, new bathroom (tile, floors, cabinet, toilet, etc.), hardwood floors were immaculate and the entire house was painted top to bottom.These tenants have been very physically hard on the property.

As of today they are moving in and we have a contract with Section 8 for a rent of $1,495 in this unit.So, the numbers:Purchase: $225,000 with 25% down First floor and building reno: $25,000 Tax abatement year 1: $1,300 New roof and partial 3rd floor reno: $2,500 deductible Third floor reno: $28,000 Cash out refi: $60,000 back to us based on appraised value of $330,000 prior to 3rd floor reno.

Short sale would be a fantastic approach however I am under the impression that most banks require any property approved for short sale to hit the MLS for a period of time prior to accepting any offers.

If the HOA is foreclosing, they foreclose subject to the senior lien and any liens recorded prior to the HOA's lien.

Joseph,Yes you can take out a HELOC and draw out the entire amount needed to put into a savings/checking account but it would have to be (4) months prior to the investment home purchase.

Prior to Covid there was a considerable difference but now it seems that there is a market for 30 day rentals as well.
