We use appfolio to do our inspections currently, but I find there one photo upload and overall inspection system to be lacking in design, appeal, and functionality.

If it is such a great deal and they are a credit worthy operator, why won't a bank or other individual or institution loan them money?

Mike, could not have said it any better, a PM can work and is designed to be way more effective than a single individual, just the systems and staffing alone will trump, you are so right your time is worth way more and no way you can be as diligent and efficient.

It involves engineering the sprinkler system to a specific design which involves CAD time etc.

This is apparently a group of private investors and/or facilitators for pairing up available private money to worthy and profitable projects, like mine.
