I sent hundreds of yellow letters with about 5% response rate and unfortunately no deal (might have been part me not having a clue what I was doing at the time).I just landed a deal sending one letter with a cash and owner financing offer (options for owner to consider) and I got a call back immediately.

BTW: Putting in to an LLC after you close kind of defeats the purpose of asset protection especially if you're only going to hold the property for short period of time.You can protect your assets using Land Trusts.
