One example I recently saw is the pre-lease of nicely done duplex, 2 beds each side, pre-leased at $1875 to $1925 which was astounding, given that surrounding older duplexes  a similar size were renting at $1100 a side.

I find myself waking up and going to bed to investment research.

I’ve been interested in either house hacking with a duplex, or buying a SFH with 3 bed room, 2 bed.

If that 4 bed, 2 bath home will lease for $1,500/m to an All-American family, then you underwrite it at that amount. 

It's a two bed two bath mobile home that's in pretty great condition.

But you won't get $2,000 rent so run your numbers accordingly.I agree that rental rates in Baltimore in non-premium areas are more like $1400-1600 for a 4 bed/2 bath.
