With online banking today, a defacto budget can be seen by, downloading all transaction from the first of the month to the last day of the month, eg Jan-1 thru Jan-31 in CVS format.double-click on the file and you get a spreadsheet.annotate each line by the kind of expenditure it is: {cash, food, utils, car, internet, entertainment,...}select the column with your annotations and sort ascending, extend the selection.If you know Excel, insert a line between the groupings, and SUM() the values of each groupwhoola! 

I once had a tenant complain about roaches and when the exterminator went for an inspection I had him snap pictures ... there were dirty dishes stacked a foot high in the sink ... crumbs and food wrappers all over the floor, etc.

My friends and family know that my rentals are my retirement income -- I use this money to put food on MY table and pay MY bills.  

Skunks LOVE cat food and if there is cat food out at night the cats will sit by and watch the skunks devour their food. 

I did most of the improvements myself, but have expenses in material, tools, utilities, food for people helping me work, and some subcontractor costs.
