Outside of covering that area with grass (trying to cut down on grass) or building expensive amenities, what could I do here to cover the dirt?

By cutting out the middleman, businesses can expand their reach and adspace sellers can settle directly on a price that works for them.

I originally thought about putting a gravel parking area along the front/side of unit D back towards A as there is a curb cut for a drive and 2 units are lower level and the entrance is on that side of the building (cost would be about $5k range for it but would be more of a ). 

If you have low grade lumber trees call a local company that makes firewood and they will come clear cut it for you. 

I did my first driving for $$$ and some of the owners came out either land trust or LLC what should I do with that any possible leads there or waste of time?

.This is going to be hard on the bigger operators with very large apartment complexes in Oakland--I wouldn't want to buy a Rent Roll in a Class A, B or C area consisting of unknown cut throats and tough to deal with residents.Plus I wouldn't want to have my property managers quit due to not being able to deal with hard to handle types. 

The walls have been cut to widen and other modifications made to accommodate.

You could also bring a contractor out, but you don’t want to waste there time.
