This can be accomplished through genuinely getting to know the investors and having them complete an investor qualification questionnaire.Depending on the amount available from the 1031 some syndicators would entertain a Tenants In Common (TIC) partner; this includes non-accredited/sophisticated investors.

If my investor is flipping the property I always make sure I include the resale costs in order to have a more accurate bottom line number.We also always add 5k to 10k for misc repairs just in case.
