So the repainting, including changing locks, oing some caulking of the baseboards, some recaulking some shower tiles, filling in a couple dents in the doors, etc, is labor of $750, so with materials it is running about $1050.00.

With regard to sourcing a mentor I've heard of guys locally reaching out a fellow investor like you have and offering to help them for free with labor items like mowing grass, cleaning out a property, etc in exchange for help getting your business into its 1st deal.

I usually don't include repairs to systems as a capital expense - if I have a leak in a roof fixed with a pack of shingles and some labor, I consider that maintenance.
