@Hudson Brannon, while I am not a KC investor, as others noted it is so very hard to give you any feedback of value. 

This also leads owners to ASSUME simpler is better when it comes to management contracts.

@Alex Sanchez In my opinion the biggest pain point is when a person buys a property and does not treat this as a business.

Jacob,Any time you want to talk REI feel free to reach out I can offer some help in regard to the initial process and what to look out for in terms of property type, occupancy type, cash flow, ARV, financing, etc. 

So, if you get an actual deal under contract, why are you worried about finding a buyer?

I've asked my agent to inquire if there is any negotiating but pretty sure there is not.
