David,I think your choice of R, NC is a good one, it is a very strong market and I personally believe that in the next 10 years, you will see some positive appreciation.That said, I think you need to really understand and examine cash flow, operating expenses, and all other expenses associated with being a landlord.

Those are pretty much my choices, unless that seller would take my building in trade which sometimes happens.

Investing is not always the right choice for people at various stages of their life.

Most tenants are tenants because they continuously make poor choices.
