I will occasionally do a "I'll be there tonight fixing a few things, if you want to come by" for the people that just cant make the open house due to work etc.

I have a building in Rockford IL I self manage its the definition of C class and the tenants are all easy, occasionally ask to split payments or pay late and I OK it.
