Some things that have worked for me arescheduling time for certain RE activities in a shared family calendar (we use Cozi). tracking daily tasks that help achieve my REI goals (I use Way of Life app for this)optimizing my commute (i.e. phone calls on drive home from work, educational material on the way to)Ultimately, the scarcity of time is my WHY in real estate so I find ways to optimize it knowing that it will provide more time freedom in the future.

It is fine if he doesn't qualify under your standards, but just have him on the lease so if they are evicted ect he is also held responsible3) For the air filters, a company I used to work for would hold tenants responsible for this.
