Some things that have worked for me arescheduling time for certain RE activities in a shared family calendar (we use Cozi). tracking daily tasks that help achieve my REI goals (I use Way of Life app for this)optimizing my commute (i.e. phone calls on drive home from work, educational material on the way to)Ultimately, the scarcity of time is my WHY in real estate so I find ways to optimize it knowing that it will provide more time freedom in the future.

Is the ventilation fan drawing out enough air and moisture?

Why not have the tenants pay through ACH, a third party like cozy, or at the very least pre printed deposit slips to a local bank?

It is fine if he doesn't qualify  under your standards, but just have him on the lease so if they are evicted ect he is also held responsible3) For the air filters, a company I used to work for would hold tenants responsible for this.

Other than the obvious, heat and air, plumbing, electrical, roof , etc and the rental history. 

Our feeling is that either they know each other well enough to share a bed, or they don't and will either increase the bed requirements of the listing, or will bring an air mattress.  

It varies by asset type, air rights, density zoning laws, and parking ratios required.Some developers are ultra conservative with size of building and still see if numbers work.

I am in the Air Force and plan to start my real estate business ASAP through wholesaling and eventually conducting fix and flips and  then add more properties to my rental portfolio.
