As a property manager, I have seen many instances of this - outdated leases downloaded from the internet, disorganized payment records from tenants, etc.

You could use an online service such as EzLandlords.com, download a generic template from your City/Municipality (Boulder actually has the Boulder Model Lease... it's a little quirky, but works), or best yet, work with a lawyer.

I really appreciate your answer.Thank you,Kinjal You've made it way to far without knowing your local landlord/tenant laws. you are very lucky that none of your mistakes so far have been egregious enough to instigate a lawsuit against you. before you continue to landlord, you need to download your local laws and learn them inside and out.send personal check by certified mail. this gives you proof you mailed it and if anything happens, personal checks are easy to cancel.

I also recommend downloading the ring app for the city you're looking in or using spotcrime to see criminal activity.If you decide to look in Durham I'd be happy to help!
