If each of your syndicators does 1 deal a year (on the low side), that's 3,000 properties evaluated, but you only have to look at 15. (15 syndicators * 1 deal closed each per year * 200 properties evaluated per deal closed) - Geographical diversification: As a solo investor it's very difficult to actively invest in a number of markets remotely.
