-Toilets that don't clog easily (I like Toto)-A single heating system with submetering or heating added into the rents can be more affordable than maintaining independent systems (be warned though that you may have to administer the bills with submeters which is definitely a time consumer)  Electric baseboard heat can require no maintenance for several years (but is typically more expensive to operate depending on energy costs). 

We've been having issues turning the heat on and off over the last few days so this makes sense.

But if your boiler is working right now and you are getting heat... run it until it dies before doing anything and hope it doesn't die in mid Feb.

It is used to speed up the cure with heat, since concrete needs and makes it own heat, and will work to about 22 degrees. 

Being able to check and see if the guests have the A/C set at 60 or the heat set at 80 is awesome. 

Unit 2 is a two bedroom with electric baseboard heat renting at 800/Mo.
