For the mailing option, I state in the lease that it must reach me by the 5th, for example, receipt of overnight mail postmarked no later than the 4th.

I am getting set up with WilliamPaid for tenants that don't want to mail checks or deposit at the branch and have a local service that does tenant screening for me.

Then that might work.I like the idea of starting a direct mail campaign and marketing for motivated sellers so that you can start wholesaling or syndicating to flip properties.

Paying for performance is ideal, so be willing to go through the work of setting up systems to track conversions - any firm worth their salt in this space will know how to do that for you.Also, similar to direct mail, search is a bit of a numbers game - the number of searches on any relevant keyword will be finite, so you'll need to be addressing an area large enough to justify the cost of implementation and management.Best of luck!

But I get the sense that you have a couple of houses that are a bit at risk and that you don't have a bunch of other ones to offset these.So while I agree that we shouldnt' deal with tenants stuff, the reality is that you're trying to get paid and, early on in our investing, its really critical that we do whatever it takes to get that rent coming in.When I first started, I had a rule that I would not pick rent up  and rent had to be mailed - no exceptions.
