And "good" can be defined as academically good, or it can be a school with a great sports program that everyone wants their kid in.

The kids have now grown and gone, and the place was just too big for her, and she couldn't afford it with the subsidy that was reduced once the kids left.We had a LOT of rehab to do after she moved out.

Married with 3 kids, I'm currently a recruiter for the United States Army and have served tours in Iraq and Afghanistan going on my seventh year of Active service.

I live just down the street so I got over there quickly, but the kids had already left and the porch handrail was sprawled all over the driveway.  

It maybe worth exploring the idea of 100% owner finance as well; he could have a steady cash flow for the next 10 years but amortize the loan for 30yr and then re-fi the loan as you increase the value of the property.You want a deal, but don't blow an opportunity explore other financing opportunities with the owner.  

The more people there are the more traffic through the apartment the more damage to walls floor etc....I love leasing to people who have small familes i.e. mom dad one kid elderly couples etc....just some food for thought.

But the kids need to get to school, crap the dog has fleas again, I already have a solid job. it can wait. 

If you had small children would you trust someone more to watch then that has never had kids...?
