Enforcing the lease and abiding by all laws both parties are obligated to comply with.The best way I can think of it is since I came from the Airline industry as a pilot, people don't pay for the easy no brainer flight from A-B, they pay the pilot alot of money for the scnario when your flying across the Atlantic ocean in a snow storm and you lose an engine and have to decided where to land and how to put the engine fire out and deal with the emergency, thats when people would pay any amount to the pilot.

It is confusing since legally it is said that if a parent LLC holds the LLCs which are actually holding rental properties than it becomes tougher to pierce corporate veil.

You will need to identify the Note, the security, the original amount of the obligation, it current balance, the purchase price and costs of the transaction (title insurance, attorney fees, release fees, escrows, taxes and insurance paid, broker fees, etc.) as you must document your costs of acquiring the Note.

I have some properties I manage myself that I have  owned in my name for over 20 years and others I do not manage myself vested in LLCs and corporations in order to establish a significant layer of protection.

Hi Blake,I am a newbie in the business but I can give you my opinion:1- the tenants are protected by their lease and as a new owner, you are not obligated to renew their lease (most lease agreements have provisions that state that).2- Who really cares about the tax value?
