The other party should also have gotten a recipt You should return it and move on, take it as a lesson to have everything spelled out in your leases and signed off on as things progress.

Someone local doesn't have to fly there, can choose to put in sweat equity, can be there weekly to monitor progress and "nag", can catch little issues before they become big issues, etc.

The security instrument (deed of trust/mortgage) for the full amount of the loan is recorded against the property but the funds themselves are disbursed over time as progress on the project is confirmed and title is updated.Sometimes the title company (or title attorney, in your state) disburses the funds and sometimes the lender handles this function.

Definitely not for everyone because of their locale but with the correct damage protection verbiage and insurance it's very interesting.Also, pretty cool if you require a picture of the shooting in progress.
