If you have debt and you have no renter you have a problem.. this happens when people leave an area for greener pastures.. or they move in with relatives... granted its nice to have cash flow rentals but its not a be all end all.. the safe play is to own them with little to no debt.

@Edwin Fisher  have you ever owned this asset class before .. do you know what your getting into.. can you drive there in an hour or less. if you don't live there I think over time you will find the property right back in the same shape it is now..

Apparently running-up the water bill is a common "revenge on landlord" strategy there.He was angry with us because we expected him to move his vehicle for snow removal and had fined him after several warnings (our policy is the tenant pays for the call-back to have the plough service return to clear the drive).
