1st question I always like to ask - have you approached local banks and credit unions?

Pull your own FICO, call the local credit unions and community banks and ask, "With my credit score of ###, what terms do you offer on HELOCs?"

I just applied for a HELOC with my credit union that is offering a 5 year draw, 15 year repayment at a 5.49% fixed rate. 4.99% fixed rate for a 10 year repayment.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

@Adam Schultz- PNC  likely doesnt  do many HELOCs .......HELOCS are  fairly  homogeneous  from  lender to  lender ....contact the place where you bank  for options ...another  decent  option is  the  small- mid size local bank and  / or  credit unions

I have been pre-approved through a mortgage company and credit union. 

Got a HELOC so I could pull cash out of my current home but in attempting to get approved for an investment property mortgage my credit union told me I could only do a 15 year mortgage.

Anyone has experience with credit unions or local banks lending in Cleveland who can help with <$1m rentals portfolio purchase
