And yet we have most national chains, two Trader Joe's, two Whole Foods, lots of Sprouts, Lush and tons of others you wouldn't expect to see someplace where everything is twenty minutes away. 

No guarantee that rates follow those projections but if I was able to predict rates more accurately that the yield curve, I’d be a bond trader.

The truth is that buying from investors (call it turnkey or whatever) rather than from homeowners is almost always a losing proposition for the inexperienced out of area investor for the same reason that newbie commodity traders always get squished.
