I used to do white, but moved to a lighter tan because it won't show minor dirt.

Flooring: A lighter or mid gray lvp to compliment (~$3 sq ft material) Cabinets: White shaker style (Lowes/Home Depot, Readily Available with little lead time) Countertops: White Quartz with black veining to match black matte finishes if the return on investment is there or just a nicer laminate (calacatta marble natural stone look)Finishes: Black matte for a modern look or the classic brushed nickel.

The Disney area has a much longer travel season (it's probably close to year-round, but lighter in the school months).

At least not significantly more than we have.On a lighter note, when you do succeed, you'll discover you have many more friends and family than you realized, all with their hands out.

I like the lighter color laminate flooring as less dust shows up during showings. 

This is usually related to the lower quality and lighter weight materials which are chosen when the homes are built.

At that point you get go back to marketable securities (retail garbage) and live pretty comfortably flying first class.For me its transitioning to stabilized lighter value add apartments as a LP (letting the young proven operators work for me) and NNN, and non correlated investments like infinite banking, life settlements, and IULs.
