The nice thing about Columbus specifically is that demand stays pretty consistent year-round thanks to Ohio State University’s 68K+ enrollment, constant job growth, and huge employers moving in like Intel, Amazon, Google, Microsoft, Honda, LG, and more.

Columbus, Ohio is a great example of a market that checks those boxes—it’s still affordable with properties in the $120–180K range that can hit the 1% rule and cash flow, plus the job and population growth here is huge with Intel, Amazon, Google, Facebook, Honda, Microsoft, LG and others expanding in the area.

You can Google to find horror stories of occupants that stripped and/or trashed a property before being evicted. - So, check local laws to see if you have any legal rights to protect the property from damages or abandonment.

On a side note, if you ever look into markets outside of Ohio, Columbus has been a really strong play for investors lately with affordable properties, steady cash flow, and long-term appreciation thanks to huge growth from companies like Intel, Amazon, and Google.
