At the close you get nothing, unless you are refinancing seasoned land as part of the deal then you may take something home, but in most cases you close with nothing but the pen you signed with in hand.So now the project needs to start and not only start but get going strong and that may take 30k - 50k capital infusion that is needed and won't be recouped until the project's end.

You can also do private money acquisitions with or someone private, commercial banks/lenders can do construction loans if places need rehab & fund the project on after repair value / appraised value.I'd recommend local options, but I can recommend a mortgage broker if need?

Not to mention if you are building in areas that need rentals, city governments have grants and/or tax abatements that can apply that make the numbers all the better - or will help push through rezoning efforts for larger projects.
