Today when I called to inform them that I am 1031 exchanging 2 properties to 1 property in CA, they told me that they just changed their underwriting strategy in California last week due to the string of wildfires so they are not taking any new investment property at the moment. 

Since you don’t plan to convert the property into a rental, options like depreciation or 1031 exchanges aren’t available.Step up your cost basis: Add in eligible improvements you’ve made over the years (renovations, additions, even some closing costs).

If you sell the property to acquire 1-2 more properties, you may want to see if it is worth it to do a 1031 exchange.If the passive losses being carried forward cover the loss, you can prolly pass on the 1031 exchange.
