Both single-family homes (SFH) and small multifamily (MF) can play a role in a successful portfolio.Single-Family Homes (SFH): Typically attract longer-term tenants, easier to sell when you exit, and often lower maintenance (fewer systems to repair).Multifamily (2–4 units): More income diversification (if one tenant leaves, you still have cash flow).

Not what you are seeing.A distressed single-family home in the $300-400K range in Austin is older than 1990 for sure (if not substantially older) and likely requires 40-50K+ in rehab to bring above $2,000/month in rent (or more precisely, to have the chance to do that, in an environment with 4-10% vacancy rate!).

Hi @Susanne Stauffer,iIn general, capital gains exclusion under Section 121 ($250K single / $500K married) can still apply to the original primary residence, even if the lot is later subdivided, as long as you meet the ownership and use tests.

Was able to refinance out of the FHA loan into a convention loan and then househack a 4 unit with another FHA loan while buying single families in the process.Now this year I've bought about 9 deals exclusively off market from my own direct mail and wholesalers with 2 more units under contract.
