The attorney fee was worth it, because:1) Suggested missing compliance issues2) Pointed out violations that wouldn't stand in court3) Suggested changes for legal clarity4) Suggested additional clauses I hadn't thought ofSince then, we review our lease annually to improve it to address tenant-related and court-related issues.

You have to do that and put a product out you can proudly stand behind, but that's not where you make money.

Self managing may save money, but odds are that you will end up with a fraudulant tenant at some point, even if you do not know it is happening.

There aren’t many deals out there that can stand a loan cost of 5 points and 12% interest and have a positive cash flow. 

AND your going to pay as much for a 30k loan as you will for a 100k loans lenders Private or HML need to make at least 3 to 5k in fees up front to stay in bizz.. how can you charge 2 points on 30k thats a whopping 600.00 bucks who is gong to do that. 

If the deal goes bad (over inspection), EM disputes, maybe ends up in litigation... no, thank you!

The attorney for myself (provided by title company) filed for a summary judgement but the judge denied the motion ( which tells you where property rights stand in our judicial system).
