It comes with ATM/VISA (Debit) cards, checks, online bill-pay, mobile banking, mobile deposits, direct deposit, ACH transferring between accounts, etc.

The numbers only make sense if you can get it low enough that even with surprises you are still safe.

I would not recommend any online courses like the above reply suggested. 

However, i do have a few reservations about using an online software like that one.

Definitely chat with a CPA and real estate attorney to make sure your setup works best for Section 8 rentals and keeps your personal assets safe.

If I can’t create enough spread to safely list it under market and still come out ahead, then it’s probably not worth the time, stress, and risk.

Most city and county ordinances are available online by searching thru their .gov website or google. 

I have another unit coming online in the same building.Has anyone tried the approach where you list one much higher to make the lower one seem like a better value?

Don’t forget to join online communities like BiggerPockets, where you can learn from experienced investors and ask questions.Lastly, make sure to crunch the numbers carefully on each property (consider mortgage, taxes, repairs, vacancy, etc.) to see what kind of cash flow you can expect.
