@Brittney Yang first red flag is it doesn’t sound like he’s that interested in long term holds but the primary reason for partnership is expertise in renovation and secondary reason is balance sheet and income to help get financing.Regarding reason one, I would offer to compensate him for his time in assisting you and have a very clear scope of what that responsibility is.

So our skills are transferable our plan is to work part time or remote to maintain our income until we can safely retire from our investments.

If the neighborhoods support home ownership, it's a painful process with home inspections/repair addendums that are crushing, seller assist requests of 6%, and dealing with the most inexperienced and unprofessional real estate agents (because that's who represents these home owners).

Choose two or three channels you can maintain, automate as much as possible, and leverage your agent access and construction partner to analyze and act quickly.
