How do you calculate ARV when your remodel will have modern finishes, not outdated on

I’ve been trying to figure out how to calculate a realistic ARV for properties I’m remodeling with new, modern finishes — not luxury high-end, but definitely more up-to-date and higher quality than most comps in the area.

The problem is, most comps I find show interiors that are 10, 20, even 30 years outdated. So when I pull comps, they only reflect homes that haven’t been renovated recently, which doesn’t really show what my finished property will be worth after the remodel.

How do you take that into account when calculating ARV?

Is there a reliable way or formula to adjust the numbers for newer finishes and upgrades, instead of just comparing to dated properties?
