Hi @John Underwood & @Lianna Utley - If you're spending $35K on a Trex deck, it likely qualifies as a capital improvement, which means it typically needs to be depreciated over time (usually 15 years if it's considered a land improvement or 27.5 years as part of the structure).However, under the new 100% bonus depreciation rules (reinstated in 2025 for eligible property), some land improvements (like certain outdoor enhancements) can qualify for full write-off in the year placed in service.
