With recent news regarding CRS & AirBNB's partnership, I imagine more housing companies will follow suit.

(IE: us)No offense to commercial brokers in Biggerpockets, a lot of the commercial brokers I've met mostly in suit and ties have no clue on how to negotiate a deal nor do they care about their fiduciary duties. 

Also, look for houses with mother-in-law suites or ADU's in addition to small multi-family.

I was told by another investor recently that Councial owes a lot of investors money, and that he's got a few law suits filed against him. 

This property had a foreclosure suit filed during Covid, but a forbearance agreement was ultimately reached.  

But to answer Cheryl's question - you can file suit against them but you may be throwing good money after bad  - but if they are continuing to raise money in their name then there must be something there.

As far as specific real estate strategies, you would be well suited for BRRRR's, House Hack's or flips. 

I still think we will see other states follow suit on removing, but perhaps that will just be where our opinions differ
