Note more sophisticated value adds can do better than rehabs (I had one once that cost nothing to add ~$200k and my initial protege achieved about $500k value add for $0 (just knowledge on better use of the property)).- maintenance/cap ex seem far too low for 5 units.

Its not in downturns alones, but its in times of hardship either for the banks or when the LTV's go way above 75-80% then the banks start getting uneasy with the portfolio's risk level that they might issue a freeze or reduction of credit line.

Some programs do have lender adjustments on LLC vs individual but it's just a matter of which program has the best rates for your specific scenario at that specific point in time of market.I'm not sure what kind FICO score, buy down/points or prepay you're working with but high 6's for a 55% LTV sounds like it's on a little higher end if you have good FICO/Credit.Credit score is around 760.
