I think the moral to the story is always do your own research & utilize places like your local real estate investor associations where there’s a wealth of knowledge for free, without the costs associated with a program like this. 

The moral of this story is that you have to be careful when comparing deals and % returns because most everyone has different metrics and evaluation criteria.

Because the austerity measures alone cause a collapse of nearly every domestic business and the only way to keep anything going is by a giant wall forcing domestic consumption from all but solely domestic production.

The moral being, if you can afford to house hack in your local market, I, for one, don't see the reason to take on all the risks of OOS rentals.
