Most lenders seem to have a 100k minimum requirement (which is fine) but can not get underwriting to approve a tiny home. 

If you're buying a new single family residence that is only one unit and are relying on lease income from roommates to qualify, your loan approval is likely in danger.

Also all replacement of tenants is approved by you, no subletting or additional tenants.

I went through the due diligence process and received their Franchise Disclosure Document, but got stunted when finances came up.

I have a client with 200 acres in TX that I got approved for 40M including horizontal and vertical financing on 180 homes but the county wants them to pay for 180 water meters up front and the lender doesn’t want to include that on the term sheet.

I have received emailed responses days later, but seldom have I received a phone call.

I am pre approved at 3.99%. 

Usually finding someone that can do an in depth screening process will be great, cutting out most of the headache for you in order to get an approved applicant to work with over the course of the lease.
