Am I in my rights to say it must be done professionally?

I'm in the process of buying land, having a builder build a home for sale on that land, and then selling said home for a profit.If I buy the land in my name, get the construction loan in my name, but I want to sell it under the LLC's name, at what point am I would I report the income under the business's name?

I used Zillow to list my rental and accepted someone's application however after my few interactions with them on the phone some major red flags have come up and I wanted to know am I under any legal obligation to rent my property to this person. 

When I run into a deal that has plenty of meat on the bone who am I calling to pitch it to?

Am I to assume you are content with the current mortgage rate being so darn high that it's out of this world and out of the financial reach of most home buyers?

I'm wondering what am I allowed to do with the 150 square feet besides ingress/egress.For example: Can I add 150 square feet to the structure, including an exterior door, and then use the extra 150 square feet for a kitchenette?

Or am I misunderstanding the meaning of what an exception is, or how this exception is applied?!?

Am I completely off base?
