@Luis Miramontes  in a very thin market like it appears you have.. direct mail should only be used for those you cannot door knock.MANY states have anti foreclosure rescue laws and or pre foreclosure equity stripping laws. this Is true in WA OR and CA.. so not much of this is done anymore unless they are newbies who don't realize they could end up in serious trouble.these people are tramatized usually you need to sit and talk with them
