@Jay Hinrichs One reason places need to cash flow in the twin cities area is that we do not get as much appreciation as the coastline or other larger areas. 

(Side note, I usually consult with my friends on important decisions, but when we first started real estate investing I actually lost a circle of friends over it, in a quite public and spectacular fashion, so now I keep it close to my chest.

My first wholesale deal started out looking spectacular.

Note that adding partners to a new construction project is not always optimal --- sometimes it can backfire spectacularly.

One of my clients bought a property that was in the over lay in Charlston and I can tell you its a spectacular investment.. basically makes any other kind of buy hold pale in comparison.. as stated tough to find.. but boy is it worth the effort if you like rental income..
