It's great you have compassion for the topic but I would let that callus up a bit, it's really nobodies business what your bottom line is and a HUD 1 is not a bottom line.

This is all too common and I hope you can find some compassion for these people.Capitalism chews these people up and spits them out, which is not great for them or the society as a whole.

If the landlord treats the tenant with respect and has some compassion when a tenant is a few days late in rent then generally the landlord will get the same respect in return.

I'm at keller williams which is great for training and has tons of top producing agents you can network with, however if you are only looking to make money off of referrals then I would imagine an online Brokerage like EXP or Compass would be a better fit for you as split will be the most important.

well couple things comes to mind..1. you have the ethics  and moral compass  your can let that guide you2. the natural greed in all of us will cause your moral compass to sway towards you I know it would with most.3. if you low ball too much they may call someone else and you lose the deal all together how did the lead come to you if it was direct mail or bandit sign you can be almost 1000% sure they will or have talked to others.. 4. and this is what I personally do when confronted with this situation..

The problem is timing, headaches and overall money : time ratio     Is it worth the headaches, time and constant tearing at your moral compass?
