You have a right to be irritated with this fee.

Capital gain is the difference between adjusted cost basis and net sales price.To bring you full circle (and risk irritating you a little more by using the word depreciation :) - Depreciation reduces your net income and so your annual income tax. 

They will always get irritated and look at what else is out there.
