I'm about the long game vs the instant gratification that most people want who have zero patience, business building or marketing skills.

Violent rapists I do not rent to, and people who use little children for their own sexual gratification deserve a special place in hell and I wouldn't spit on them if they were on fire.One big thing for me is age of the crime, even if it is misdemeanors a regular pattern of criminal offenses means you will have problems.

If you're in your 20s and have not started collecting kids, pets, and commitments, work your a$$ off, delay gratification, and set yourself up for the future.

I have to be comfortable renting to the people that live in the area (I don't care about race, family type, sexuality, I'm talking about the war zone personalities/mentalities).Anything that meets to above criteria I want to keep as a rental.

Seattle won't let you use ANY criminal background,  with exception of sexual abuse as an adult,  and even then you have to have a 'business justification' if you deny based on it.   

Definitely nothing violent or sexual.

Short-term sacrifices and delaying gratification will bring you abundance later in life.Definitely take advantage of your first-time home buying benefits and consider house hacking a duplex or 4-plex.

If you are a good RE agent or builder/developer or have a great source of income and can delay gratification then you are golden.

- To be absolutely clear here, we have no issues regarding race, sex, sexual orientation, or religion, or anything of that nature.... but we would strongly prefer to not rent to a family with young children.
