:Unfortunately not being liable does not help a landlord feel better if their tenants dog injures or kills a neighbours pet or child.Getting rid of the tenant eliminates all possible concerns. 

@Erin AumanI've documented quite a few times how I ended up with my first rental property...my wife brought me the deal and insisted that we were buying it, my only choice in the matter was deciding if I was going to put my big-boy pants on about it or not.I had flipped three apartments in Athens, Greece but I'd really never thought about buying a rental property.It isn't written in stone that things have to be the way they are and they will always be the way they are.

To answer the question, I lived in Crete, Greece for a year while I was in the Navy.

I met my neighbour that at the time was a RE Investor.  

Unlike Greece or Spain who are part of the European Union and cannot print Euros, we create wealth by infusing liquidity and our economy expands. 

Neighbour city like SJ is regressed to Feb 2022 price level only. 

Believe it or not, pre-2008-crash, every house in Greece that was sold had cash pass under the table.

The locations were fine, but I could get better cash flow elsewhere in the country, and told him so.Jekyll also took me to two or three current/about to be started on rehabs that he claimed he was managing for OOS/country (I specifically recall Greece) investors.

We are hoping our next trip will be Greece or Thailand.  

Exceptions happen if you can't cash flow (then buy in a neighbouring town) or you can't afford a house in that location (again look to a neighbouring town).
