I have been looking in GA. ( Augusta, Columbus, Sandy Springs, Savannah, Roswell, GA area /  If you have any multi family under $4mm /20 or more units/ value add / B or C property in B area / mix of 1 and 2 bedroom / population more than 30k please let me know. 

OP, I'd skip August as I've had poor results with them on my own home. 

@Carlos Asuaje I was just at a Greenville game last week, when they played Augusta.  

I'm an investor and Realtor in Aiken and North Augusta.

If yes, you are on the hook for August as well.

Don't even get me started on Augusta National! 

When I started investing in Augusta 3.5 years ago, I laid out a plan to achieve the goal of $36k in annual cash flow after 5 years.

@Ryan Gandy- All of my experience is in Augusta even though I live in Atlanta.

I am moving to Hawaii in July but plan to continue to invest in Augusta, Dallas and Florida since homes on Oahu average 750000 and even homes at auction tend to go for 6 figures making it difficult for me to swing.
