Sure you can "outsource" it (to people who will later sue you because they developed carpal tunnel syndrome).There are plenty of places that will print yellow letters with a handwritten font, if that's what you think will be effective.

It's never going to be the perfect time to jump into the market as there'll always be uncertainties to some degree..run your numbers as best you can, get as much good advice as you can and avoid having tunnel vision when weighing up your options (theres always a way to get a deal done!)

One is on the backside of Neshaminy Mall in  Bensalem  off Old Lincoln Highway and the second one I know about is off of route 476 about 2 miles from the tunnel (I see it every time I go to the Poconos) and butts up to the highway.

Bottom line in areas that you can expect ( its not gambling its historic fact) appreciation of a signficant amount not 1 or 2% a year but a 50% run up in 5 to 8 or 10 years. there is absolutly nothing wrong with zero or a tiny negative or a little more than negative and let your tenant pay your mortgage.. the prize at the end of the tunnel is massive equity gains..
