You're going to have to PROVE your side of the story because as it sounds, these tenants are going to just fabricate stories to cover their butts and not have to pay you. 

The margins for profit were all greatly manipulated by fabricated numbers.

I went back and read my initial response expecting it to be a lot worse and it was basically nothing, just my usual trashing of wholesaling.I know being a moderator is absolutely thankless, but this was likely because she used some buzzwords that were completely fabricated to make her look bullied when everything she was saying was about 10x worse than my responses in my opinion.

You and I seem to be cut from the same fabric in our approach to investing.  

These days it can be hard to tell but sometimes it's just so painfully obvious, and that's not the kind of content we want to reward because as you mentioned AI will sometimes at best embellish and worst fabricate or hallucinate fake information. 

@Rudy Manna can you give us an example using numbers for an actual deal, or fabricated numbers for your BRRR deals?

It will require fabrication but you can negotiate that as well.There are a couple of shops that sell standard round over edge granite slabs, 25"x96" prefab, tier 1 for $98 each.

I'd say connect with a few developers, get referrals, look at recent new builds in your area, look into pre-fabricated options, etc.
