Any little blip happens and the property could instantly be cash flow negative.With true value add properties a typical structure is interest only on the loan so payments are minimal while injecting capital and stabilizing the property.

It makes more government borrowing very painful - I doubt we will hear about another massive stimulus injection, and the Federal Deficit is actually shrinking in 2022, compared to 2021 (after adjusting for COVID relief craziness).

Imagine trying to get tons of owners with a voting share to agree to do anything regarding sale, refi, more capital injections,etc.DST's can have huge fees paid by the investors to the companies setting up the DST's.
