Dave has forsaken the rest of the world's definition of asset and liability and in favor of his own, what can only be charitably called, his own unique and fluid definition. 

STRs are so fluid with peak seasons for the attractions based on your location that it makes it a little tougher to guestimate what your numbers for the year could look like.

This tells me that if your transmission dies you just go further into debt.

Also, I like the Fluid Master toilet overhaul kit.... unless it is just the flapper (which is super easy)....I just wish sometimes it did not take a month to catch it......

(one aspect is that the AC fluid is different now, which adds to the expense.)Its always something.

Day of the install after all the material is off the roof you’re asked for more money due to lack of material, i.e. compromised wood that was not inspected when it should have been.Just like a mechanic, you probably wouldn’t trust him if he told you you needed a new transmission but never popped the hood. 

I know this happens in Wall Street...the "sell sell sell" panic selling..but real estate is not as fluid which can be seen as a positive or a negative.

But hey, a Maserati with an F1 transmission is more temperamental and tougher to use than a Ford, LOL!

Just like when someone hears that they need a new transmission for a Honda Civic, and believe the mechanic who says it can't be done for the less than $8K.

Or figure out how projects are developed and get one "most of the way" (land leased, site planned, permitted, power purchase agreement signed) and then sell the deal to a big developer.My perspective: My W2 for the last 8 years is environmental and development consulting for oil & gas, renewables generation, transmission, and commercial RE development.
