It gave me a new perspective, discipline, and a deep desire to build something meaningful with integrity and purpose.

I know it's a buyer's market right now, but should I sell and try to just purchase a property in a more desirable area?

But I will say that we recently stayed at a place where the host lived in the same building and she provided breakfast items like bagels, cream cheese, yogurt and juice, which was very appreciated  and definitely will add to our desire to book with them again.

I think its over saturation........ they are still desirable areas and people are traveling but A LOT more to choose from and it drives the prices down. 

When tenants have to purchase the units themselves, it creates friction with them to actually purchase the units, installation headaches for you, and it may make your unit the least desirable of the bunch.

All it requires is one with hardware access and the desire to implement it for such. 

Appears you are allowing the desired appraisal to have too great of an influence on the renovation process.

They clearly have an appetite for tax savings given their high income, but I’d make sure they also desire to have active goals (ie., starting a business or managing a short-term rental) to align with those strategies.
